    Fitness Center 

    A new clean and spacious fitness center with a clear view of Lumphini Park is available for all functions. After exercising there are adequate bathrooms to serve the needs of customers. Open to full time members as well as temporarily member and for those do their exercise at Lumphini Park can also make use this fitness centre as temporarily member.

    Car Park Building
    Plenty of parking space available in our 9th floor car park building or at the 3 underground floors of parking. It supports the capacity of 1,600 cars and lift service is available on every floor for both tenants or visitors to the building. The car park building supports 2 types of customers, mainly:
  • Visitor
  • Parking system for visitors provides an easy and convenient process. After receiving a parking ticket from the officer at the entrance of the car park building, the parking time will be recorded via e-stamp system.
  • Member
  • Those with a membership card can either enter or leave through the VIP channel or by the normal channel by giving your card to the officer at the entrance or exit point.
    Building Automation System (BAS)
    With the efficiency and intelligence of Building Automation System (BAS), we are able to monitor activities and control through the central monitor in the building. It coordinates the operations of all public utilities, consistent at all time for maximum efficiency in order to provide the best satisfaction to the tenants and energy conservation.

    The functions of the Building Automation System (BAS)

    • Control the electrical system
    • Control the passenger lifts
    • Control the air-conditioners and ventilators
    • Control the irrigation system and water storage system
    • Control the fire and safety system
    Communication System
    Telephone lines from 4 networks are available for tenants mainly: TOT, CAT, TRUE and SYMC. Internet service with fiber optic technology from all networks is on every floor and can make be available with immediate effect.

    Air-Conditioning System
    Cool air flows thoroughly around the building with BAS that controls the temperature automatically. By measuring the temperature from outside, it makes adjustment to the temperature in the building by averaging the coolness to be balanced at different times throughout the day.  The air-conditioners in the building are scheduled to be cleaned at least twice a year.

    Ventilation System
    The ventilation system pulls in air from above Lumphini Park into the building through a big ventilator installed at the Floor 38, which is at the topmost of the building. In this way, it is able to draw in clean and dust-free air and distributing them to the tenants on all floors.
    Passenger Lift
    There are 16 passenger lifts available which are divided into 4 different zones. An average of 4 lifts per every 10 floors and there is an emergency generator in the event of electricity outage able to supply electricity to 2 passenger lifts in each zone.

    CCTV are installed covering all lift zones and the common area. The control room will store all the data, video and information recorded for a 1 month period.

    Sanitary System

    • The water tank has a capacity of up to 2,000 cubic meters which can support the use of water in the entire building for 3 days.
    • The wastewater management is controlled by BAS according to the requirements of the government so that the water will has no residue, no color and no smell before releasing.
    Ready to cope with power loss at all times, there are 2 big generators that are able to generate up to 1,200 kva in size. The generators are able to supply electricity throughout the building and are tested every week.  

    At the topmost of the building is a legal landing and take-off for helicopters.
